D4L Deed 4 Lease DIL

Deed-for-Lease Program Announced.A new option for qualified borrowers facing foreclosure (or their tenants) to remain in their home by signing a lease in connection with the voluntary transfer of the property to the lender through a deed-in-lieu of foreclosure transaction.

Deed-for-Lease Servicing Guidelines,Deed-for-Lease Program (D4L), allowing qualified borrowers (or tenants) with properties transferred through deed-in-lieu of foreclosure (DIL) to remain in their home by executing a lease in conjunction with a DIL.With the D4L program, servicers should follow their regular process – in accordance with Fannie Mae's workout hierarchy – in considering a borrower for a DIL.


If a borrower is eligible for a DIL (as determined by the servicer), the servicer should notify Fannie Mae if the borrower may also be eligible for the D4L program based on an initial screen of predetermined eligibility criteria.Transfer of property Deed 4 Lease.D4L Deed 4 Lease DIL
- Fannie Mae, or its designee, will take the steps necessary to further verify the property and borrower eligibility, determine the rental rate, and, if appropriate, execute the lease agreement.

- The D4L agreement will be contingent on successful completion of the DIL.

 "Chippewa" Valley bank was the only bidder during a five-minute sheriff's sale on the steps of the county courthouse today. But Chippewa Valley Bank, which bought the site for the minimum bid during a five-minute sheriff's sale Thursday in Hayward, doesn't want to own it for long. So what the lender describes as a "very private and pristine" property with some notorious gangster history is still on the block.
Other parties are certainly interested, the bank's Vice President Joe Kinnear said – but for something less than $2.6 million.
He said at least four people want to buy the property, perhaps to restore it to what it once was – a restaurant, museum and tourist area.

Chicago gangster, Al Capone, used this place in Couderay, Wisconsin as a hideout. The construction of the estate started in 1925. It is about 140 miles northeast of Minneapolis. The main lodge is where Capone lived, and it has walls that are eighteen inches thick. Inside has hand-cut stone fireplace and custom-made spiral staircases were created in Chicago. It also has a stone gun tower (pictured), where machine gun-armed guards watched out for the authorities. There is also a caretaker’s cottage and a bunkhouse. A barn on the estate is supposed to have housed chickens, so the gangster could have fresh eggs. There is even a jail house on the grounds a very small single cell surrounded by a brick wall. It was later turned into a restaurant and tourist attraction.

Al Capones former Miami Beach Home Palm Island.The historical home needs total renovation, and if not for city ordinances that prohibit the demolition of buildings of historic value, it would probably be torn down, and replaced with a new structure. The house sits on a large 30,000 square feet lot, with 100 linear feet of frontage on Biscayne Bay’s intracoastal waterway, with a view of adjacent Hibiscus Island.
The 6,103 square feet house was built in 1922, and is one of the oldest homes on Miami Beach. The asking price for the property was $6,800,000. According to a Miami Herald report, Henry Morrison, who owns the home located at 93 Palm Ave., purchased it in 1971 for $56,000

Internal Revenue Service has placed a tax lien for $6.26 million on his properties for failing to pay income taxes in 2007. Another IRS lien for $360,545.84 stems from unpaid income taxes between 2002 and 2004.
The presence of the liens means that Cage must pay the debts before he can sell or refinance his properties, or the proceeds will be taken out at closing. The IRS can attach liens after it notifies a taxpayer about unpaid taxes, and the taxpayer neglects or refuses to pay the debt in 10 days.The liens, filed with the Orleans Parish Recorder of Mortgages July 14, are attached to the three-story purple-gray mansion he owns at 1140 Royal St. in the French Quarter. According to the IRS and the mortgage office, Cage was probably served with the lien at his French Quarter address, but they would apply to any property the Academy Award-winning actor owns.
